Reservations requested for periods where rates have not yet been established require a $150 deposit. Once rates for that time period have been set notification will be mailed out requesting an amount equal to 50 percent of the deposit less the $150 deposit. This amount is due within fourteen (14) days of receipt of the notification.
Reservations within (30) Days
If your reservation is requested less than thirty (30) days of arrival, the advance deposit will be for the full amount of the reservation. All advance deposits will be placed in an interest-bearing escrow account. Guests waive all claims to any interest earned.
In case of a cancellation forty five (45) or more days prior to arrival, a cancellation fee of $150.00 will be charged. If the cancellation occurs less than forty five (45) days prior to arrival, the initial 50% rental will not be returned. If the cancellation occurs fourteen (14) days or less prior to arrival the remaining rental balance will be forfeited.
With our new PointSafe PIN code based locks, you no longer have to stop at our Guest Services desk to pick up your keys and start your vacation. You will be emailed a PIN code for a lock box at the door of your vacation rental. Follow the directions on the lock box and you’re in! Should you still need to stop by our Guest Services desk, it is located in the center of the island in the Beach Club circle.
In order to allow our housekeepers to professionally prepare your accommodations, we ask all guests abide by our check-in time which begins at 4:30 pm, and check-out time of no later than 10:30 am.
Outstanding balances are due fourteen (14) days prior to arrival and can be paid by traveler’s check, personal check, MasterCard, VISA, Discover or American Express. You may pay for incidental charges at check-out. Any balance remaining unpaid after guest departure will be applied to credit card imprint taken at check-in.

All Fripp Island Resort rental properties are non-smoking.
A non-refundable damage protection fee equal to 3% of the rental rate will be applied to the reservation.This fee protects the guest from accidental damage to the property up to $1500.00. If the reservation is cancelled, the damage protection fee will be refunded. Please report any damage upon arrival or occurrence. Our staff inspects each unit after departure to ensure the property is left in good order. Charges to a guest’s credit card may include, but are not limited to, theft, phone charges and excessive clean-up requirements. This waiver does not cover negligent or willful and wanton conduct.
Our maintenance staff makes every effort to keep equipment and appliances in working order. We will do our best to have any malfunction repaired quickly.
Linens & Towels
Your initial bath towels and bed linens are provided. Additional towels and bed linens can be provided for a nominal fee. Daily or mid-week housekeeping services are available for an additional fee.
