With the exception of current year bookings and monthly rentals, your 30% deposit is due with your booking confirmation. If you opt for travel insurance, it will be collected along with the deposit at the time of booking. Any prior payment will be applied to your deposit.
Your rental must be paid in full thirty (30) days prior to your arrival date shown above, with the exception of monthly renters.
Fripp Island Resort, Inc.
License Agreement is by Fripp Island Resort, Inc. as agent on owner’s behalf and guest to rent premises under terms listed.
1. MINIMUM AGE FOR RESERVATIONS: Guests must be at least 25 years of age to reserve a rental. Agent reserves the right to refuse admittance and/or discontinue occupancy.
2. RESERVATION CONFIRMATION: Reservations are confirmed upon receipt of a 30% deposit. If the reservation is made less than thirty (30) days prior to arrival, payment for the total amount is due. Advance deposits are placed in an interest-bearing escrow account. Guest waives claims to interest earned.
3. RENTAL BALANCE: The remaining balance is due thirty (30) days prior to arrival.
4. CANCELLATION POLICY: In case of cancellation thirty-one or more (31+) days prior to arrival, you will receive a full refund. Cancellation within 30 days of your arrival will result in no money being refunded.
5. RESERVATIONS FOR FUTURE YEARS: Reservations may be made for the following year with a 30% deposit to hold the reservation. Your deposit will be put towards the balance due.
6. CHECK-IN TIME: Check-in begins at 4:30 PM or after; all rentals may not be ready at 4:30. We will make every effort to prepare your vacation rental property for your arrival; however, for reasons that are sometimes beyond our control, it is not guaranteed. Occupancy will not be available until the property is declared cleaned, prepared, and ready by the Agent.
7. EARLY CHECK-IN / LATE CHECK-OUT: Not available from Memorial Day – Labor Day. Requests during the off-season for early check-in may be made within seventy-two (72) hours in advance for selected properties. A late check-out fee will apply; however, this cannot be guaranteed. Payments for early check-in that cannot be honored be will be refunded at the renter’s request.
8. CHECK-OUT RULES: Guest agrees to vacate the property by the check-out time of 10:30 AM.
A check-out after 10:30 AM, without late check-out approval, will result in a fee of two hundred dollars ($200.00) for each additional hour or portion of an hour past 10:30 AM.
Early termination of the rental period bythe guest will not result in a refund of any portion of the rent.
Prior to check-out, guests are responsible for:
Emptying the refrigerator.
Remove all food and beverages and place trash in the outside receptacle provided.
Washing all dishes or placing them in the dishwasher with detergent, and then starting the dishwasher.
A fee of not less than two hundred fifty dollars ($250.00) will be charged to a guest’s credit card for excessive clean-up for any of the above-listed or for negligent or willful and wanton conduct.
9. SMOKING: SMOKING IS NOT ALLOWED IN ANY RENTAL PROPERTY. A FEE OF UP TO $350 MAY BE CHARGED TO A GUEST FOR SMOKING IN THE PROPERTY
10. PETS: Dogs are permitted, but puppies, cats, or other animals are prohibited. We understand that pets can be an integral part of the family, and we want your dog to be able to join you on your Fripp Island vacation; however, some rules apply.
· No pets are allowed in any property unless the property is specifically designated as pet-friendly.
· Federal and state laws do not recognize Emotional Support Animals (ESAs) as Service Animals for lodging establishments. All Service Animals must be registered. A Service Animal’s owner may be asked whether the animal is a Service Animal required for a disability and asked about the work the animal has been trained to perform. Guests with unregistered animals or pets will be required to leave the property without a refund, and guests will be assessed a $250.00 cleaning fee.
11. UNIT CHANGES: While every effort is made to accommodate guests in the specific rental unit requested, this is sometimes not possible due to circumstances beyond our control. Should this occur, Agent shall make every effort to find suitable accommodations for the same time period without liability for breach of contract. While our goal is total accuracy, Agent is not responsible for changes made by property owners or advertising errors. Rating, taste, style, and quality vary. Agent makes every effort to relay accurate information via pictures, descriptions, relative pricing, and knowledgeable staff. Unit changes that require a change in rating or number of bedrooms may require additional charges to accommodate unit change requests.
12. PEACE OF MIND FEE: The Peace of Mind Fee covers accidental damages to vacation properties, up to $1,000 per reservation. These include damages such as; accidental carpet spills, furniture, broken glass, window treatments, appliances, and damages caused by a dog, in a DOG FRIENDLY vacation property. This fee does not cover intentional property damage or damage caused by a dog, in a NON-DOG FRIENDLY vacation property.
A required, non-refundable fee will be charged at the time of booking.
13. MAXIMUM OCCUPANCY: The number of guests occupying a property is limited to the number as stated on the confirmation, except infants requiring a crib.
14. RENTAL TERMINATION: Agent reserves the right to refuse or discontinue the rental if guest use is detrimental to property or violates the terms of this confirmation.
15. GOLF CART: A property that includes a golf cart with the rental, GOLF CARTS DO NOT APPLY TO MONTHLY RENTALS, guests are responsible for picking up the cart at Fripp Island Carts located at 203 Tarpon Blvd. Call 843-838-1632 to confirm operating hours for pick up and drop off.
16. INDEMNIFICATION: Guest agrees to indemnify and hold harmless property owners, Fripp Island Resort, Inc. and its employees, for any liabilities or loss or damage whatsoever. arising from, related to, or in connection with the rental of the property, including but not limited to any claim or liability for personal injury, death, or damage or loss of property which is made, incurred, or sustained by the guest or a guest of the guest.
17. AGREEMENT: Guest certifies that Guest has read and agrees to be bound by the terms of this confirmation agreement. During the course of your stay, any balance of $250.00 or more will be charged to the credit card on file at our discretion. Charges to a guest’s credit card may include, but are not limited to; theft, excessive clean-up requirements or for negligent or willful and wanton conduct, and any violation of the confirmation or governing documents or traffic regulations of Fripp Island.
18. RESORT RULES: Guests agree to abide by the covenants, rules and regulations of the governing authorities, Fripp Island, Fripp Island Property Owner’s Association, and any applicable regime, including golf cart rentals and allowing pest control service into the unit. NOISE: Guests shall not engage in excessive notice in a manner that is disturbing to others.
19. TRAVEL INSURANCE
Optional Travel Insurance coverage is offered on all reservations. Some of the features for Trip Cancellation and Interruption are:
o Sickness, injury or death of you, a family member or a traveling companion
o Inhabitability of the destination vacation home caused by a natural disaster
o Inhabitability of your primary residence or your traveling companion’s primary residence caused by natural disaster
o A named hurricane or other natural disaster
o Mandatory evacuation
o Obstruction of public roadways due to Adverse Weather or Natural Disaster
o Military leave revocation or reassignment
o Employer termination or layoff after 1 year of employment
o Primary or secondary school year extension
o Required to serve on jury duty
o Traffic accident while en route to destination
o Military, police, or fire personnel being called into emergency service

We strongly urge you to purchase this coverage to protect your vacation investment, as refunds may not be offered in cases of OPTIONAL hurricane evacuations. Guests will not be entitled to a refund from the agent, owner, or the insurance company if, at least 45 days prior to taking possession of the reserved rental unit, guest refused to purchase the policy. Please note that the terms of the policy define the coverage. Any conflict in the nature or extent of the coverage between the terms of the policy and this Agreement will be governed by the policy. This Agreement is not intended to serve as a substitute for the policy or to define any of the policy terms or provisions. If State or local authorities order a mandatory evacuation of an area that includes the reserved rental unit, guests shall comply with the order and may be entitled to a refund. MISCELLANEOUS; You agree and have verified that for purposes of this vacation rental agreement that Your confirmation number shall serve as Your unique electronic signature and to be bound by same and in the same manner as if You had otherwise ordinarily executed the document. This Agreement, together with the attachments referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement is unenforceable, invalid, or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this Agreement. For all purposes hereunder, facsimile, or electronic signatures shall be deemed to be originals and such signatures shall be given the same effect as would an original signature. THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS, INCLUDING THE CANCELLATION POLICY IN PARAGRAPH 4.
